Dear Foothill Knolls Residents:

We are writing to inform you that the owners of the 46-acre field to the north of Foothill Knolls are actively seeking approval of a new 55+ housing development. If you have any questions, concerns or input, you need to act quickly to have your issues heard. Included is a fact sheet on the project from the developer, De Silva Gates Construction, together with a top-level view site map.

Recently the Developer shared some elements of the proposal that are worth noting:

* DeSilva is the majority owner, and will annex that parcel into the city of Pleasanton.
* Community will be gated, and be a 55+ age restricted association.  Because of this there is no impact to schools and traffic is reduced by 70% compared to a “normal” neighborhood.
* home density is about the same as Foothill knolls, 90 homes on 46 acres; that’s close, not exact.
* home prices will be the high $1mm.
* single family homes will be built along the adjoining fence lines, no one will be able to “see into” an existing back yard.
* these homes will start 50 feet back from the existing fence.
* DSG will offer to replace all existing fences and also have a drainage plan that keeps all water in their side.

There are a few ways to have your issues heard by the City of Pleasanton and the developer:

  1. Send an email to the Foothill Knolls Owners Association Board and we will compile a list of our neighborhood’s top issues and bring them to the attention of the City Planning Commission and the developer.

There will also be three meetings open to the public over the next five weeks to discuss this proposed development:

FEB 27th Planning Commission Meeting, 7 pm at the City Council chamber, 200 Old Bernal

MARCH 12th Planning Commission Workshop, 6 pm or 7 pm TBD, 3333 Old Busch road

MARCH 19th City Council Meeting, 7 pm at the City Council chamber, 200 Old Bernal

De Silva Gates is hoping that the Pleasanton City Council will include this development on its priority list for the coming year, which would mean that work could begin in the next year or two. If the City Council does not add this development to its priority list on March 19, development will be postponed and De Silva Gates will have to try to get on the priority list again at a future date.
